                            BUILDING AND GROUNDS COMMITTEE DUTIES

                            The Building and Grounds Committee shall meet at least once a quarter. More often if necessary. A thorough inspection of the building and rental unit must be made.

                            Any recommendations shall be presented to the President and the Board of Directors. In case of an emergency, the committee shall have the authority to act. Phone calls to the Executive Committee are advisable.

                            The Chairman of the Committee is responsible for any repairs or renovations as directed by the Board of Directors.

                            The Committee must also inspect the parking lots for any repairs that are deemed advisable and to oversee the upkeep of the same.

                            This Committee shall:

                                     Investigate cost of repairs.

                                     Anticipate if we will need more room in the future.

                                     Investigate future purchase plans for additional property.

                            As directed by the Executive Committee, negotiate lease terms with our tenants and present the lease to the full Board for approval.

                            As directed by the Executive Committee, negotiate any sale of real estate owned by the Hot Springs Board of REALTORSâ and present the contract to the full Board.
